WHAT ARE YOUR QUALIFICATIONS?
We look that you make 3 times the monthly rent amount (Net Income) and have sufficient rental history or a 640 credit score. These qualifications can be met by just you, or you can have a cosigner.
IS THERE AN APPLICATION FEE?
Yes, the application fee is $100 for the first applicant and $25 for each applicant after. If you have a cosigner applying with you, one person will apply directly on the property you are interested in and the other person will apply under the "Cosigners & Current Tenants" property which is located at the bottom of the available listings. Putting an application under the Cosigners & Current Tenants will charge a $25 application fee. Just make sure to list who you are applying with so that we can group your applications together.
HOW CAN I TELL THE DIFFERENCE BETWEEN COLLEGE RENTALS AND RESIDENTIAL RENTALS?
If a property is typically rented out as a student rental the availability date will be "8/7/2024" and will mention that it is "Available Fall".
CAN I RENT A COLLEGE PROPERTY IF I'M NOT A STUDENT?
Yes, you just have to meet the qualifications listed above!

HOW LONG DOES IT TAKE TO PROCESS APPLICATIONS?
Applications typically take 3 business days to process IF you are first in line on a property. We process applications in the order they are received so please understand that if you are not first in line on a property it may take a little longer to get your application decision.
WHAT IF I'M NOT FIRST IN LINE ON A PROPERTY?
If you are not first in line on a property and an applicant ahead of you is approved, we can either switch your application to another property you are interested in, or we can refund your application fee. PLEASE NOTE: application fees will NOT be refunded if you are denied.
HOW MUCH IS THE DEPOSIT?
For residential properties, the deposit is equal to the monthly rent amount. For individually leased (college) properties, there is a $400 (per bedroom) non-refundable refurbishing fee in place of a deposit.
